Petition gegen irreführende Kommunikation über das neue Gebäude in der Thulestr.48 von UBM Development und Strategis

Als Eigentümer des Immergün-Projekts in der Talstraße 4/4a in Berlin, möchten wir unsere Enttäuschung und unseren Protest gegen die Politik und Kommunikation von UBM Development and Strategis zum Ausdruck bringen.

Wie der Verkäufer uns während des Kaufprozesses mitteilte, sollte das Grundstück neben der Talstraße 4 (Projekt Thulestr. 48) eine Erweiterung des bestehenden Gebäudes in der Neumannstraße 6, parallel zur Straße sein - ein Gebäuderiegel. Uns wurde versichert, dass es die Form eines „Riegels“ haben sollte und dieser nur minimale Auswirkungen auf unsere Sicht oder Lichtverhältnisse in den Wohnungen haben würde. Diese mündliche Mitteilung wurde von mehreren Eigentümern unabhängig voneinander während des Immobilienkaufprozesses bestätigt.

Nachdem uns UBM Development vor kurzem die ersten Pläne des Projekts Thulestraße 48 mitgeteilt hat, hat das neu gestaltete Gebäude nicht die Form eines Riegels sondern nimmt stattdessen die maximale Grundstücksfläche als Wohnblock ein. Die Fassade des Gebäudes wird außerdem Schwarz sein. Beide Entwicklungen werden unser Licht und unsere Sicht erheblich reduzieren und den Wert unserer Immobilien negativ beeinflussen.

Wir, die Eigentümer der Wohnungen in der Talstraße 4/4a fühlen uns von der UBM Development und Strategis getäuscht und irregeführt. Wir möchten das Gespräch mit beiden Unternehmen eröffnen, um eine faire Lösung für beide Seiten zu finden.

As owners of property in the Immergün project at Talstr. 4 and 4a in Berlin, we would like to express our disappointment and protest against the politics and communication of UBM Development and Strategis.

As the Developer informed us during the buying process, the plot next to Talstr. 4 ( Project Thulestr. 48) was supposed to be an extension of the existing building on Neumannstr. 6 in a single line parallel to the street. We were assured that it should be in the shape of a “bar” and as such would have minimal impact on our view or light transmission. This verbal communication has been confirmed by several owners independently during the property buying process.

Now, after UBM Development shared with us the first plans of Project Thulestr.48, the newly designed building is not in a bar shape and is instead occupying the maximal amount of the plot. The facade of the building is also visualized in a black color. Both of these developments will significantly reduce our light and view and negatively impact the value of our properties. 

We, the owners of the flats in the Talstr. 4 and 4a, feel deceived and misled by the UBM Development and Strategis. We would like to open the conversation with both companies to find a fair solution for both sides.
