Say NO to SUP-2026.08.1716: Preserve Neighborhood Scale at Ridge Rd. & Thompson Mill Rd.
Please sign this petition to oppose Special Use Permit SUP-2026.08.1716 at 3774 Thompson Mill Road. The applicant proposes a massive regional assembly campus featuring an initial 46,000 sq. ft. facility, a planned 10,000 sq. ft. future expansion (totaling 56,000 sq. ft.), and nearly 700 parking spaces.
The 29.9-acre property is currently zoned RA-200, a low-density rural residential district designated for single-family homes and agricultural uses.
Why This Proposal Fails Neighborhood Standards:
Massive Overdevelopment: The proposed plan disturbs 12.95 acres (over 43% of the entire parcel). While places of assembly are permitted in residential zones, Mulberry’s Unified Development Ordinance strictly limits them to "neighborhood-scaled" facilities (with an 8,000 sq. ft. code benchmark). A 56,000 sq. ft. institutional campus is seven times that benchmark.
Commercial Scale in a Rural Zone: A facility and parking footprint of this magnitude belongs along a designated commercial corridor, not on a quiet residential property surrounded by local homes.
Severe Traffic Impact: Our narrow, two-lane rural roads cannot accommodate this volume of regional traffic—especially with multi-use plans including potential weekday daycare, event operations, and wedding services.
City Staff Recommends DENIAL: The City of Mulberry’s own Planning Department reviewed this application and officially recommended DENIAL.
We respect religious freedom and community growth, but rules exist to protect local neighborhoods. We urge the Planning Commission and City Council to uphold the city code and DENY SUP-2026.08.1716.
